Solutions

  • Integrating soil vapour, gas or waterproofing solutions into the built form comes with unique challenges for every project due to the large number of variables involved
  • However, as our Team has accumulated a wealth of knowledge after completing over 300 projects, it means we are ideally placed to provide advice on the likely nature and budget estimate of plausible solutions from the outset
  • Using Concept Planning advice, our clients can make informed decisions regarding the nature of the structure from project inception to ensure integration of mitigation measures can be achieved in a timely and cost-effective manner
  • During this step we conduct value-engineering of our Concept Design
  • Documentation required to facilitate the construction of mitigation measures includes a Design report, Technical Specification and Verification or Construction Quality Assurance (CQA) Plan.
  • In preparing a Design report, our Team use their combined skills and experience to determine the most appropriate specification of products to use; why they should be used; how to achieve the required level of protection; and, provide justification supported with quantitative calculations that the selected design is theoretically appropriate to mitigate the identified risks.
  • In preparing a Technical Specification, our Team collaborate to determine how the Design elements will be “detailed” into the built form whilst achieving the requirements of the Verification Plan. Construction / engineering drawings are also prepared and included in the document.
  • To ensure that the intent of the Design is achieved, a Verification Plan is also developed to provide justification for the scope, frequency and responsibilities at project hold points, visual inspections, integrity tests and post installation monitoring.
  • During the Design process, we regularly engage with our client, architects, structural engineers, environmental consultants and EPA accredited Auditor to ensure that the overarching project goals are being met.
  • Evaluation and qualification of products which provide proven performance at competitive rates
  • Australian warehousing / direct relationship with global manufacturers to ensure supply chain reliability
  • Products we provide include:
    • Venting
    • Gas/Vapour Membranes
    • Waterproofing Membranes
    • Structural Enhancement
  • Whilst the products supplied are of the highest quality, we strongly recommend that they are installed by appropriately trained and experienced personnel in accordance with a Construction Quality Assurance (CQA) Plan under independent supervision
  • Preconstruction meetings, planning and scheduling
  • Establishment of HSEQ controls, equipment calibration & coordination
  • Installation of products in accordance with manufacturers instructions, Technical Specifications and industry best practice
  • Direct communication with designer, independent verifier and relevant stakeholders to facilitate change management
  • Given the acute or chronic risks associated with water / gas or soil vapour ingress, it is important that post installation verification is conducted in accordance with the CQA Plan to provide confidence to all key stakeholders
  • The installation team conducts verification using a combination of data collection and integrity testing to demonstrate compliance with the Design & Technical Specification
  • BGL ensures that the independent verifier and relevant stakeholders witness the works at key hold points and review documentation from the above step
